Solicitors Fees

Our fees are based on the value of the property you are purchasing. The fees below are an estimate of the cost to you of instructing us to carry out the legal work required in purchasing your property, registering your purchase with the Land Registry and paying any stamp duty.

Disbursements

​

Disbursements are payable in addition to our fees. These costs are different depending on your lenders requirements and your purchase price.

For leasehold properties there is an additional charge of £200.00 plus VAT and if you require a mortgage on the property it will cost a further £150.00 plus VAT.

 

Where there are additional/unusual complex matters involved we will charge additional fees. We will advise you of these as the matter progresses.

With leasehold properties you may also have to pay further fees to the management company or freeholder. These fees will vary from property to property. Apportionments of rent and/or service charges may also be payable.

Residential Sale

Solicitors Fees

​

Our residential sale fees are based on the sale price of your property. The fees below are an estimate of our fees for instructing us on your sale, providing contract papers to the purchasers, dealing with enquiries and completing the sale process.

With leasehold properties there is an additional charge of £200.00 plus VAT and if there is a mortgage on the property a further £125.00 plus VAT is charged for each mortgage that we redeem. Additional fees will also be charged for shared ownership and probate sales.

​Disbursements

​

The most common disbursements on the sale of your property will be office copies. The cost will be £7.80 for the Land Registry Register and Plan and £3.90 for any subsequent document registered (inc VAT). We will charge £30.00 plus VAT to cover the cost of any Bank transfers we carry out on your behalf (such as forwarding money to your lender or balance funds to you).

With leasehold properties management companies and freeholders charge for their leasehold pack, deeds of covenant and any documentation required by the buyers solicitors. This can cost between £300.00-£600.00. The fees vary from property to property dependent on the management company and we will advise you of these as soon as we are able.

​

Where your matter is especially complex or unusual we reserve the right to apply additional charges. We will advise you of these as the matter progresses.

How long will my house sale and/or purchase take?

​

Here at Brixworth Legal we will work to the timescales you set us as far as possible. Being a small firm allows us to be flexible and prioritise matters that are deemed urgent. An average conveyancing transaction takes approximately 12 weeks. However it can take a longer or shorter period depending on the complexity of the matter, the number of parties in the chain and the property market generally. We endeavour to keep you updated on the progress of your matter and advise you throughout of the likely timescales so that you can best prepare for your move
